Sales brokers across the country report large institutional sellers making strategic decisions to prune their portfolios or exit a market at fire-sale prices, only to find their lowered price expectations are not met.

In Richmond, long-term owners are wading into the market in hopes of shedding a piece of their portfolio at a price that only a year ago would have seemed unimaginably low. While it will be up to the buyers to determine if the sale prices are reasonable, getting buyers off the fence is difficult today. It seems as if all buyers are waiting for some longer-term sign to emerge that could help them make an investment decision."

Bay Area home sales rise again; median price up slightly over March

La Jolla, CA.----Bay Area home sales posted a year-over-year gain for the eighth consecutive month in April, with robust sales in lower-cost inland areas once again compensating for anemic sales on the coast. The median price paid, which is down 41.3 percent from a year ago, edged slightly above the prior month for the first time since fall 2007, a real estate information service reported.

A total of 7,139 new and resale houses and condos closed escrow in the nine-county Bay Area last month. That was up 12.9 percent from 6,325 in March and up 13.1 percent from 6,310 in April 2008, according to MDA DataQuick of San Diego.

Last month’s sales were the second-lowest for an April since 1995 and were 23.2 percent below the average April sales total back to 1988, when DataQuick’s statistics begin.

Foreclosure resales – homes sold in April that had been foreclosed on in the prior 12 months – accounted for 47.4 percent of Bay Area resales. That was down from 50.2 percent in March and 52.0 percent in February. Last month’s figure was the lowest since foreclosure resales were 46.8 percent of existing home sales last November.

A lower concentration of discounted foreclosure resales in the statistics is one reason the median sale price has recently begun to more or less flatten, or at least erode more slowly, in many markets.

The median price paid for all new and resale Bay Area houses and condos combined was $304,000 last month. That was up 4.8 percent from $290,000 in March but down 41.3 percent from $518,000 a year ago. The median stood 54.3 percent below the peak median of $665,000 reached in June and July of 2007.

The last time the median sale price rose from one month to the next was in October 2007, when it increased 1 percent from the prior month. The median slipped 1.7 percent from the prior month in both February and March, compared with an average month-to-month decline of almost 5 percent in the 12 months ending in January this year.

“For the past few months we’ve seen faint but growing signs that would normally suggest many markets are nearing price stabilization. But we’ll need to see those vital signs continue to strengthen into the fall. Job losses and historically high foreclosure levels continue to pose serious threats to housing stability,” said John Walsh, MDA DataQuick president.

“In much of the Bay Area there’s the added problem of ‘jumbo’ loan financing still being relatively expensive and, for many, hard to get,” he continued. “A solution to that problem will no doubt be part of the kindling that eventually re-ignites the Bay Area’s high-end sales.”

Mortgages for more than $417,000 were used to finance 22 percent of the Bay Area’s home sales last month, compared with more than 60 percent before the credit crunch hit in late summer 2007. Home sales in many high-end areas, especially on the coast, remain at record or near-record-low levels.

In lower-cost communities, first-time buyers have turned to government-insured FHA mortgages, which represented a record 26 percent of all Bay Area home purchase loans in April, up from 3.2 percent a year ago. The combination of FHA financing, steep home price declines and low mortgage rates have fueled record or near-record-high sales this spring in many of the Bay Area’s most affordable, foreclosure-heavy communities.

San Diego-based MDA DataQuick is a division of MDA Lending Solutions, a subsidiary of Vancouver-based MacDonald Dettwiler and Associates. MDA DataQuick monitors real estate activity nationwide and provides information to consumers, educational institutions, public agencies, lending institutions, title companies and industry analysts.

Because of late data availability, sales and medians were estimated in Alameda and San Mateo counties.

The typical monthly mortgage payment that Bay Area buyers committed themselves to paying was $1,277 last month, up from $1,245 the previous month, but down from $2,463 a year ago. The payment assumes 20 percent down and a 30-year fixed-rate mortgage. Adjusted for inflation, current payments are near an all-time low. They are 50.8 percent below typical payments in the spring of 1989, the peak of the prior real estate cycle. They are 63.6 percent below the current cycle's peak in July 2007.

The dramatic decline over the past year in the typical monthly mortgage payment, as well as in the region’s median sale price, can be misleading. In many cases it overstates the extent to which the typical home has lost value. Home price depreciation isn’t the only culprit driving down the median sale price, which is the basis for the typical monthly mortgage payment calculation. Another major factor tugging down the median price, hence the typical payment, is the unusually low level of high-end home sales, which are now under-represented in the Bay Area statistics. The median is the point where half of the homes sold for more and half for less.

Indicators of market distress continue to move in different directions. Foreclosure activity remains at historically high levels, while financing with adjustable-rate mortgages is at an all-time low, as is financing with multiple mortgages. Down payment sizes and flipping rates are stable, and non-owner occupied buying activity is above-average in some markets, MDA DataQuick reported.

Appraisals to be ordered by Banks starting May 1, 2009

Starting May 1st, banks will require all appraisals to be done by approved 3rd party companies and these appraisals will be ordered by the banks. Through the end of this month, your lender will be able to use their existing relationships and get orders through faster but after the 30th its "no more!" What does this mean for you buyers and sellers?? Potentially lower appraisal values and longer contingency periods. Buyers this may give you more time to shop your loan. Sellers this will leave you exposed a little longer while you wait for the buyers to commit 100%. This shouldn't be a surprise given the way we got ourselves into this mess. What do you think?

Are we on the cusp of a turnaround here in the south bay?

Ok...I know I'm pulling from a small string of data, but in the last 2 weeks homes have been seriously flying off the market in the $700,000 plus range. I have been showing a lot homes lately, and suddenly almost 40% of them have gone pending in the last 3 days. Granted this is from a pool of about 50 homes but wow!! I haven't seen this much movement in a long time!!! Not only that, there are multiple offers everywhere from Bank Sales, short sales and regular resales. Would love to hear what other agents are experiencing out there!!!

Why I cringe at area code 765

As a real estate investor, 3 years ago I thought I was the "golden girl" finding these great 50K single family home properties in Indiana renting at positive every year. It was a no brainer! 10% down and I'm cash flowin!

Well, in the midst of big autos crash and burn, me the individual investor is being heavily affected. 2 out of my 4 tenants have stopped paying for the last 2 months due to financial hardship and layoffs and I am now faced with evictions and small claims court. Thank the Lord for my great property management company that handles all of this, but my heart skips a beat every time I see their number pop up! What next! This is why I cringe. On the bright side, my 2 other tenants have been paying their rents for now. Just have to ride it out....

Lessons Learned:
1) Avoid investing in residential areas supported by Big Auto (duh!)
2) Prepare a reserve fund of at least 6 months just in case of situations like these
3) Always screen your renter-check credit and rental history

Extra Extra...Fed Announces $750 Billion More!

Big news hit the wires yesterday afternoon, as the Fed made a blockbuster announcement that sent Mortgage Bonds into rally mode. The Federal Reserve announced that over the course of 2009, they will purchase an additional $750B of Mortgage Backed Securities in an effort to help shore up the housing market and keep home loan rates low. They had already committed to buying $500B which started in January and was to run until June of 2009. Now they’ve committed this additional $750B to keep the program running until the end of the year or more. On the announcement, Mortgage Bonds exploded higher, leaving prices within whiskers of the best levels ever.

However, most of the media talks and news paper articles this morning are over stating what will take place. The rates will not necessarily drop to 4.5% because of this move. Rather the interest rates will be based on which coupons the Fed purchases. The Fed has not said that they will be buying the lower 4.0% or 4.5% coupon of Fannie/Freddie securities. They’ve not said what coupon level it will be at this point in time. This move will however, help to prolong the interest rate environment that we are already in! And because lenders are still not working at max capacity, they are very likely not going to pass all the gains through to the consumer. The good news is that perhaps this will help lenders feel more comfortable staffing up a bit, as this purchase program will certainly keep rates from moving significantly higher any time soon. Bottom line - although the media is already spinning it differently, this is still not a time for clients to stay on the fence, hoping and waiting for lower rates. Home loan rates remain within inches of all-time historic lows, but may not necessarily move significantly lower based on this purchasing plan - waiting is a very risky move.

The Fed also said they will purchase $300B in long term Treasuries...so why Treasuries? The Fed wants to keep the spread between Treasuries and Mortgage Bonds from widening, because as Mortgage Bond prices move higher, the yield or return on them may not be as attractive as those available in Treasuries. So if the Fed buys Treasuries, the yield on those instruments will also be driven lower, thereby keeping a normal spread between Treasuries and Mortgage Bonds.

Now...something else worth paying attention to - since yesterday's Fed Meeting, the US Dollar has gotten clocked, as the aggressive Fed moves appear quite inflationary. In turn, this has pushed Oil up to $51 per barrel, nearly $5 higher since yesterday afternoon. Gold, which is purchased as a hedge against inflation, is up near $950 an ounce - moving up $60 on the day! While we know there is no inflation at the present time, the chatter of future inflation could have a negative effect on Mortgage Bond prices ahead, or at least stifle their moves higher - yet another reason not to wait and to take advantage of the current historically low rates.

All this being said, we have seen the past a “honeymoon” phase after big announcements like this. That’s likely why bond prices improved dramatically yesterday, and rates are looking very good this morning! They honeymoon phase usually doesn’t last long as investors wake up to the reality of the situation as stated above.

Bank Owned Home Auctions!!! Don't be late!


I just returned from attending an auction for a bank owned home in San Jose and it was quite an experience. Basically, it was a bunch of bargain hunters gathered in a small cul-de-sac in front of the home being auctioned. There were a total of 3 different homes being auctioned.

The auctioneers were working out of the back of their trunk handing out registration cards and bright yellow bid cards. With a karaoke style microphone and an over the shoulder speaker, the auctioneer started the fast paced bidding lingo at 50K and within 10 minutes all the homes were auctioned off and everyone cleared out. There were 2 crawlers making sure no one got left out of the bidding, screaming "ohhh" " aah" everytime someones card went up. Crazy! If you were late you lost out. CLICK HERE TO SEE PHOTO.

Home Loan modification 101--Part 1

Ok..I have been getting a lot of emails and phone calls lately on home loan modifications so I'm going to have a series of posts dedicated to home loan modifications.

In this post, I'm going to tell you exactly what "Home Loan Modification" is and who qualifies for it. "Home Loan Modification" is also referred to as a "Loss Mitigation Program." It is the process of renegotiating one's mortgage with their current lender. The definition of "loss mitigation" to the lender is to minimize their loss from a defaulting loan. Loss Mitigation is NOT based on credit or equity. It is solely based on the ability of the homeowner to afford some type of reasonable payment moving forward. A homeowner must exhibit one and / or a combination of the following qualities in order to be considered for loss mitigation by their lender.

1) Inability to afford their mortgage payment recently or currently. Most lenders will not consider the homeowner for loss mitigation unless they are behind in their payments OR they have an adjustable rate that is due to adjust within the next 90 to 120 days. The further behind the homeowner is, the higher the priority is with the lender.

2) A legitimate reason for falling behind on mortgage payments, known as HARDSHIP. We must be able to show that they have recovered or are recovering from the hardship or that the homeowner can afford to make a lower payment on a consistent basis. Legitimate HARDSHIP reasons include the following:

a) Increased expenses or decreased income. b) Rate or payment increase. c) Death in family, divorce, illness, incarceration and many other case by case situations. d) Lenders WILL NOT accept a HARDSHIP that the homeowner says they were tricked by a mortgage broker or any reason where the homeowner points the finger at the lender. I will follow up with more information.

Renegotiating your Loan

Many of my clients have found themselves in mortgage mayhem as adjustable rate mortgages start to adjust and payments dramatically increase. If you find yourself worrying about how you are going to make your next mortgage payment while keeping the lights on, you may want to give your lending institution a call to permanently lower your monthly payment. Here’s how:
  1. Call the Bank: This is the bank that you pay your mortgage to every month. Grab your monthly mortgage statement and you should be able to find the contact information on the upper left or right hand corner of the statement. Ask for the “Loss Mitigation” department. If you get routed to customer service first, escalate to the supervisors and be persistent about speaking to a representative in Loss Mitigation to restructure/renegotiate your loan. Don't let them push you around!
  2. Paint the Picture: Once you get to Loss Mitigation, explain to the representative why you are having a hard time paying your loan (you can also be proactive and do this prior to your loan adjusting). Be ready to provide solid financial documentation as they are not going to take your word for it. Once they receive all of your information they will run your Debt to Income Ratio just like they did when you were qualifying for your loan and determine whether you will be a candidate for renegotiation
  3. Provide Paperwork: If your lender decides to let you renegotiate your loan, do WHATEVER they say and send in everything they ask for within the require time periods otherwise, you may blow the deal completely!

Once you provide everything they need, you should receive paperwork with new loan terms spelled out. CAREFULLY READ over the new terms carefully to ensure it’s what was agreed to over the phone.

P.S. As of right now, investment properties are currently NOT eligible for renegotiating.

Realtors on Home Values

I came across this interesting survey on Homegain.com outlining Realtor sentiment on home values across the nation. Very interesting for Realtors and consumers.
Bottom line:
1) Sellers are aware that home values are going down, but not necessarily their homes.

2) "A majority of HomeGain Realtor members believe home prices will continue to fall in the next six months and that the Obama stimulus package will do little to change the direction of home values.

I'm going to have to agree with this article as the number of short sales and bank sales are flooding inventory, and sellers who are not in that category are having to compete against lower prices. It's going to be ugly out there for a while! Cash is King!

Monday Stat day!!!

Inventory is rising again as we come out of the holiday season here in Santa Clara County. Good news is that transactions are increasing as well. Short Sales and Bank Owned properties are definitely making their mark, accounting for over 75% of all pending transactions and almost 50% of all active homes. The "Resi" market is definitely in the process of clearing all those nasty sub-prime loans. It's painful but necessary. We are going through mortgage rehab! Fasten your seat belts as it's going to get uglier before it gets better! There is hope out there...especially for buyers and investors who are ready to take advantage of falling prices and increasing inventory. What do you think?

Stimulus Bill--What it means to the real estate market

Wondering what the recently passed stimulus bill means to the housing market? Here are some bullets for you to know:

1) the loan limits will be raised to $727,000 in high cost areas (that would be us in the bay area)
2) the tax credit will be raised to $8,000 with NO payback [a true credit]
3) interest rates have come down 125-150 basis points (1.25-1.5%)
4) the bill has over $50 billion in it for foreclosure mitigation, with Geitners Treasury plan signaling that the second half of TARP and TALF will be used to mitigate foreclosures through a government guarantee, drive down interest rates by buying another $200-300 billion of mortgage paper from the GSES's thereby freeing them up to do the same with new mortgages, and Fannie has just agreed to lift the cap of 4 investment properties eligible for loans and raise it to 10--YEAH!!! I was waiting for this one!

Foreclosure & Pre Foreclosre websites--BEWARE!


It's never as good as it seems..Everyone is out to make a buck right now so be careful of foreclosure/pre foreclosure websites that give you teaser addresses that list ridiculously low prices and than ask you to pay for more details.

We often encounter buyers who come in with lists from these websites asking us why the MLS doesn't list these cheap homes and how they can buy them. Truth is that some of these homes are not even for sale. The prices that are being listed are usually loan amounts for first or second trust deeds that are in default. If you see an incredibly low number listed, be skeptical as it is usually the 2nd loan amount. It DOES NOT mean that it is for sale at that price

If you are a savvy investor who knows how to approach homeowners, put contracts together, and real estate disclosure requirements than these websites can be helpful. If you don't know what to do with the information given than it's best that you contact your Realtor for help in this market. Don't get sucked in!!!

Duplex, Triplex--Quick way to build your Real Estate Portfolio


Think outside the box! A smart investment strategy for those who are open to less traditional housing scenarios is purchasing a multi-unit property (ie. duplex or triplex) and living in one unit. This is great way to get a feel for being a landlord and property manager while keeping a watchful eye over your tenant(s). There are some great properties out there in places like Palo Alto, Mountain View, Sunnyvale, San Mateo and San Francisco that are a bargain right now. Pricing is similar to, or lower than single family homes. Also, rental markets are strong so your tenants can definitely help pay the mortgage. One could even enjoy a little "vacay" for being a smart investor and saving some cash over time. Better yet...buy another house!

Forget about competing against everyone looking for the single family bargain. Time to go after a buyers market that's not saturated! well...at least for now...

Multiple Offers on Bank Owned homes


It's a different multiple offer climate out there now. Don't be surprised to hear that the Bank owned property (REO) or Short Sale you are considering has 20+ offers on the table. Most likely 19 out of the 20 will be below asking but get ready to pay close to the asking or maybe a little above. Banks and lenders usually will have BPO or Broker Price Opinions done for them prior to listing a home (at least for bank sales or REO's) so you may not get as good of a deal.

A little secret for you bargain hunters out there....Bank owned properties here in the south bay may not be willing to budge much on price, but they do have some allowances in the closing costs so don't forget to ask about those credits.

What is Debt Service Coverage Ratio or DSCR



When investing and negotiating multi-residential investment properties, you will hear the term Debt Service Coverage Ratio or DSCR from banks and lenders. Ideally they will be looking for a ratio over 1, which means that the property is generating enough income to cover all debt obligations.

In general, it is calculated by:

Debt-Service Coverage Ratio (DSCR)

Lately we have been running across lenders looking for a 1.2 ratio or above to protect themselves with a little padding. This means they would like to see debt coverage of 120% or more if possible. Therfore, if you are planning on investing in multi-residential investment properties get ready to pony up the cash to cover your debts and then some! Point PINKBERRY!

New frozen yogurt joints are poppin up all over the south bay these days, and I would have to say that Pinkberry has won the yogurt wars in the South Bay with a killer location right in the middle of Santana Row --luring you in for that refreshing cup of "froyo"-- LOCATION, LOCATION, LOCATION!! Red Mango came in a close 2nd with their new location in Valley Fair, but not the greatest location at the end of the mall. Wondering if yogurt will last? For now, I guess...
